These terms govern your use of askpaul.uk ("Ask Paul", "the service", "we", "us"). By using the site you agree to them. If you don't, please don't use the service.
1. About us
Ask Paul is operated by Waqas Naz Ali, trading as Ask Paul (part of the PortfolioHub group), based at 60 Beaufort Road, Woking GU22 8BZ, United Kingdom. You can reach us at waqas.ali@portfoliohub.uk.
2. What Ask Paul is — and isn't
Ask Paul is an educational guidance service for UK buy-to-let landlords. We help you understand which lenders may fit your situation, what criteria typically apply, and what to expect before you speak to a regulated broker.
Ask Paul is not:
- A regulated mortgage adviser. We are not authorised by the Financial Conduct Authority (FCA). We do not give regulated mortgage advice.
- A tax adviser. We may mention tax treatments (stamp duty, section 24, SPV trade-offs) for context only — these are not tax advice. Speak to a qualified accountant about your personal position.
- A lender. We don't lend money or commit any lender to lend to you.
- A price comparison site. The lender shortlists we produce are based on criteria fit, not on rate or fee comparison.
Before you act on anything Ask Paul tells you, get it confirmed by a regulated mortgage adviser. Your home may be repossessed if you do not keep up repayments on your mortgage.
3. Using the service
To use Ask Paul, you confirm that:
- You are at least 18 years old.
- You are resident in the UK (some lender criteria assume UK residency; expat scenarios are handled separately).
- The information you give us about your situation is accurate to the best of your knowledge. Our lender shortlist depends on this; bad inputs mean bad outputs.
- You will use the service for your own purposes, not to scrape, resell, or commercially redistribute our content or lender data.
Using Ask Paul is currently free of charge. We reserve the right to introduce paid features in the future, with notice.
4. The lender data and your pack
The lender shortlists, criteria notes, ICR figures, stamp duty figures, and policy notes in the pack we send you are illustrative and based on the information you provided. They are drawn from published lender policy data which we keep up to date, but:
- Lender criteria change frequently and individual cases are subject to underwriter discretion.
- A lender appearing in your shortlist is not a quote, not a decision in principle, and not a commitment to lend. It indicates policy fit at a moment in time.
- Tax and stamp duty figures are based on current general rules and your stated position. They do not account for your wider personal tax circumstances.
Always verify product availability, terms, and tax treatment with a regulated adviser and your accountant before you act.
5. Broker referrals
If you ask us to put you in touch with a broker, we will share your enquiry summary and contact details with a partner mortgage broker firm. They will contact you to discuss your situation and, where appropriate, recommend a regulated product.
The broker is a separate regulated business. Their advice, fee structure, and terms of engagement are between you and them — Ask Paul is not a party to that relationship and does not accept responsibility for the broker's advice or service.
You can decline a broker introduction at any time. Doing so does not affect your access to the rest of the service.
6. Intellectual property
The Ask Paul brand, copy, guides, lender-policy summaries, and the report format we send you are our intellectual property (or licensed to us). You can read, save, and share your own pack for your personal use. You may not:
- Copy, republish, or resell our guides or lender data.
- Use Ask Paul content to train machine-learning models or other automated systems without our written permission.
- Strip out our branding and present our content as your own.
7. Our responsibility and yours
We work hard to keep Ask Paul accurate, available, and useful. But:
- The service is provided "as is". We don't guarantee that every lender criterion is up to date at the moment you read it, or that the service will be available without interruption.
- We are not liable for any loss you suffer because you acted on information from Ask Paul without checking it with a regulated adviser. The whole point of the service is to prepare you for that conversation — not to replace it.
- Nothing in these terms excludes liability that cannot be excluded by law (e.g. for death or personal injury caused by negligence, or for fraud).
You are responsible for the accuracy of what you tell us, for your own borrowing decisions, and for getting regulated advice before you commit to any mortgage product.
8. Changes, suspension, and ending your use
We may update these terms from time to time. If a change is material we'll flag it on the site. Continued use after a change means you accept the updated terms.
We may suspend or withdraw the service (or your access to it) without notice if we believe it's being misused. You can stop using Ask Paul at any time — see our privacy notice for how to ask us to delete your data.
9. Governing law and contact
These terms are governed by the laws of England and Wales. Any dispute will be subject to the exclusive jurisdiction of the English courts (without prejudice to any consumer rights you have to bring proceedings in your local court).
