If you live outside the UK, your lender shortlist shrinks dramatically — most high-street BTL lenders won't consider non-UK residents at all.

A small group of specialist lenders cater to expats — typically requiring a minimum overseas income (often £40k–£75k equivalent), residence in an "accepted country" list, and sometimes UK property ownership history.

Currency of income matters: many lenders only accept salary paid in a major currency, and may haircut the income amount when converting.

If you hold an SPV in the UK with non-UK directors, expect extra ID, source-of-funds, and structure-chart documentation up front.
